Team Development
While clients often approach a builder at the recommendation of their architect or interior designer, when clients engage us first, we are often called upon to help the client build their project team. In our nearly 30 years of building in Atlanta’s luxury market, we have come to know and have worked with some of the finest design talent in the country. We typically suggest a few architects, interior designers and landscape architects. The client meets with the designers and selects the firm they would like to design their home.
The majority of our projects require the expertise of a licensed architect. Whether they are local or from across the country, architects who have worked with us appreciate our in-depth knowledge of Atlanta Building code and permitting as well as our relationships with Atlanta’s most talented subcontractors and artisans.
Interior Designers collaborate with us on nearly every project and the sooner they are on the team, the better. The relationships we have formed with noted local and out-of-town designers are based on a mutual desire to offer the client exceptional personal service and a home built to the highest standards of craftsmanship.
Incorporating landscape and hardscape design early on in the design process helps us provide a more accurate overall estimate of the potential costs and schedule of the project. We have worked with Atlanta’s premier landscape architects and designers and are able to recommend one best suited for each client project.
Pre-Construction
On any project, there are questions that need answering before a designer can put pencil to paper. Then, as the design progresses, there is a need to understand the economic effects of design changes and additions. For these reasons, The Berndsen Company is often retained for Pre-Construction services. We enjoy this work because it provides essential guidance to the client and designers while offering an opportunity for those who have not worked with us previously, to experience our people, our process and our professionalism.
The site and existing structures need to be explored and studied to bring to light any challenges that may affect the project’s design. To that end, we frequently perform preliminary analyses of sites including minor exploratory demolition, soil study and structural assessment of the existing home or outbuildings.
Throughout the design process, architects, designers and clients often add to or reduce the project scope of work. They then turn to us to provide loose estimates of the cost of building the current design iteration. This grants clients valuable cost insight with which to make informed design decisions.
Once design is complete, we develop a comprehensive itemized budget for the project. We study the plans extensively, walk the property and consult with our best subcontractors to solicit bids. This due diligence enables us to deliver a budget as thorough and accurate as possible.
Construction
General contracting is an elaborate dance requiring nimble coordination to ensure the utmost efficiency throughout a project. The Berndsen Company has learned this dance by setting realistic expectations for a project, anticipating issues in the field and troubleshooting those issues with creativity and practicality. We achieve efficiency by designing thorough project schedules, deftly coordinating subcontractors and providing attentive project supervision.
Our schedules are the road map for every project. Hence, we take our schedules seriously. We realistically estimate how much time each trade will need to accomplish their scope of the project and which trades are best scheduled simultaneously. Establishing an accurate timetable, adhering to it and knowing how to properly modify it are skills honed by years of experience.
We require our subs to be flexible as projects often present unexpected challenges. Fortunately, many of the subcontractors we work with have been collaborating with us for decades and are innately familiar with the standards of flexibility, quality and professionalism we expect. They share our goal to complete each project swiftly and efficiently.
For each and every project we take on, we assign a dedicated Superintendent on-site to oversee construction until project completion. Our supervisors are seasoned professionals, many with decades of experience in residential construction. Experience has taught us that continued project supervision keeps projects efficient, issues to a minimum and the budget in check.
